HIDDEN CREEK ESTATES is a master planned subdivision situated near Diana with hilltop homesites available. These lots are centrally located just minutes from Diana, Gilmer or Longview. You will have the convenience of easy access to shopping, medical centers, and employment opportunities. Located in New Diana ISD that is TEA "Recognized" and "Exemplary" rated.

Restrictions have been recorded to maintain the integrity of the neighborhood. All sites are restricted to custom site-built homes. Minimum square footage is 1800 sf of living area. Mobile homes are not permitted. Homeowners' Association dues are per lot and collected annually in August. See below.

Each homeowner is responsible for installing an individual aerobic septic system as approved by Upshur County.

Directions:

From Longview go North on US Hwy 259 to Diana. In Diana, continue North on Highway 259 for 2.1 miles and turn West (left) on FM 726, go 1.9 miles, just past Lazy Daisy Road, to the property on the North side of FM 726. Lots located on PR 2121 Indigo Trail and PR 2120 Foxtail Lane. Signs should be posted.

This is a summary of the Restrictions binding upon Hidden Creek Estates
subdivision. As a summary, this document includes only selected information,
not the full text. Complete text of the recorded Restrictions may be obtained from the Upshur County Clerk's office or from the subdivision Developer.

*All lots are to be used for single-family residence only (no businesses).
*Houses to have pitched roof of composition shingle.
*Houses to have 80% masonry exterior, with waiver possible only by Developer
or Homeowner's Committee.
*Dwelling to be 1,800 square foot minimum.
*Two-vehicle garage or carport required.
*No above-ground swimming pools allowed.
*No mobile homes allowed.
*Accessory structures may be up to 1500 square feet.
*Privacy fencing is limited to 6' height and allowed only to rear and sides
of dwelling.
*Lot must have grass or other ground cover planted and maintained by regular
mowing or care.
*No unregistered vehicles, rubbish or other junk can be stored on the property.
*Vehicles in excess of one ton cannot be parked on any lot or common area within
the subdivision.
*Removal of healthy timber from a lot requires approval of Developer.
*No discharging of firearms.
*No noxious or offensive activity permitted.
*Most animals are allowable, but must be confined to Owner's property and must
not be a nuisance. No hogs nor swine allowed.
*No For Sale signs permitted on any empty lot.
*All Lots are subject to membership in a Homeowner's Association with annual
dues collected.
