MISSION CREEK - No need to sacrifice the convenience of city amenities! Located in Hallsville ISD which has TEA "Exemplary" rated elementary, intermediate, middle, and junior high schools but on the East side of Longview inside the city limits. These lots are level to gently sloping and were designed to create ideal building sites accentuated by various native trees. Quality medical centers, shopping, employment opportunities and recreational activities are just minutes away.

Restrictions apply to maintain a quality environment for the neighborhood. Homes are to be site-built, minimum 1200 square feet living area, and 80% masonry. See Summary of Restrictions and complete Restrictions below. All lots are subject to Homeowners' Association with annual dues assessed. Currently dues are $90 per year per lot and collected in January.


Taxing entities are: City of Longview, Hallsville ISD and Harrison County. Please contact Gregg County Appraisal District office at 903-238-8823 for tax rates.


Utility services are available through:
City of Longview water, sewer and trash disposal
AT&T (also offers DSL Internet)
Longview Cable (also offers Hi-Speed Internet)
CenterPoint Energy has gas line in Phase 2 only

Other services:
City of Longview Fire Department and Police Department.

From Eastman Road in Longview, go NE on Alpine Road for 0.3 mile, turn right on Page Road, and go 1.1 miles. Mission Creek is on the right. Turn on Mission Creek Drive for Phase 1 or Santa Cruz Drive for Phase 2.

From Loop 281 E, go West on Page Road for 0.3 mile. Mission Creek will be on the left.

This is a summary of the restrictions binding upon Mission Creek Subdivision. As a summary, this document includes only selected information and not the full text. Complete text of the recorded restrictions may be obtained from the Harrison County Clerk's office or from the Developer.

* No mobile homes, modular or manufactured homes allowed.
* All lots shall be used for single family residential purposes only (no businesses).
* Houses shall have a pitched roof of composition shingle or concrete tile.
* Houses shall be at least 1200 square foot of heated and cooled living area.
* Houses shall consist of 80% masonry exterior
* Houses shall have a garage for two or more vehicles.
* Driveways shall be at least 16' wide with surface of concrete.
* No above ground swimming pools.
* Privacy fencing only, limited to 6' height and only allowed to rear and sides of dwelling.
* Lot must have grass or other ground cover planted and maintained by regular mowing or care.
* No unregistered vehicles, rubbish or junk can be stored on the property.
* Vehicles in excess of one ton cannot be parked on any lot or common area within the subdivision.
* Removal of healthy timber from a lot requires approval of Developer.
* No noxious or offensive activity permitted.
* Domestic animals are allowed but must be confined to Owner's property or on a leash and must not be a nuisance.
* No For Sale signs permitted on any empty lot.
* All Lots are subject to membership in a Homeowner's Association with annual dues collected.
