Quality medical centers, shopping, employment opportunities and recreational activities are just minutes away as well as the East Texas Regional Airport. Several daily flights on American Eagle, the regional affiliate of American Airlines, to Dallas/Ft. Worth International Airport offer endless destination possibilities. In addition, twelve universities, colleges and junior colleges with both academic and vocational/technical curriculums are within a sixty-mile radius of the property.

Restrictions have been recorded to maintain the integrity of the development. All sites are restricted to custom site-built homes. Minimum living area square footage is 1,600 sf in Phase 1 and 1,800 sf in Phase 2. No mobile homes permitted.


Taxing entities are: Gregg County, Longview ISD, City of Lakeport, Gregg County Road & Bridge, Gregg County Rural Fire District. Please contact the Gregg County Appraisal District office at 903-238-8823 for tax rates.

City of Lakeport sewer service is available to Phase 1 Lots 8-15 and to Phase 2 Lots 16-20 and Lots 25-29. The rest of the lots require aerobic systems approved by Gregg County.

From the intersection of SH 149 and SH 322 (by Citizens National Bank) in Lakeport, go South on SH 149 for 0.2 mile and turn right on Jones Road. Go 0.7 mile to property on left. Phase II lots on Riverwood Dr and Phase 1 lots front Jones Road and turn left for lots fronting on Borders Street.

As a summary this document includes only selected information not the full text. Complete text of the recorded restrictions may be obtained from the Gregg County Clerk or the Developer.

* All lots shall be used for single family residential purposes only (no businesses).
* All lots shall have a pitched roof of composition shingle.
* Homes must be at least 1600 square feet in Phase 1 and 1800 square feet in Phase 2 of heated and cooled living area.
* Homes have to consist of masonry exterior with waiver possible only by Developer.
* Homes shall have a garage or carport for two or more vehicles.
* No mobile homes, modular nor manufactured homes.
* No accessory structures may be nearer than 25' from the side line of lot and never situated closer to the road than the home.
* No accessory structure shall exceed 1500 square feet in Phase 1 and 600 square feet in Phase 2.
* No unregistered vehicles, accessories, parts nor objects used with cars, boats, trucks, trailers, etc. shall be kept on a lot other than in an approved accessory structure.
* Privacy fencing is limited to 6' height and only allowed at rear and sides of dwelling.
* Vehicles in excess of one ton cannot be parked on any lot within the subdivision.
* Small domestic animals may be kept with some limitations.
* Lots may not be re-subdivided without prior written consent and approval by Developer.
* All lots must be maintained in a neat and orderly fashion.
