Timberlake Ranch is located on some of the most beautiful land in East Texas. Open rolling pastures, stately trees, wooded areas, private lakes and tall hilltop vistas are part of what make this subdivision so special. Lots range in size from 2 to 15 acres, and every lot has exceptional building sites. This is a private gated community with many beautiful homes. Fifteen minutes from Longview and in the Hallsville School District, Timberlake offers "country living, right in your neighborhood".

Restrictions apply to maintain the integrity of the neighborhood. Minimum living area square footage is 2,500. No mobile homes. Homeowner Association dues are per lot, paid annually in January.

Taxes:

Taxing entities are: Harrison County, Hallsville ISD, Harrison County Emergency Services District. Please contact Harrison County Appraisal District office at 903-935-1991 for tax rates.

Utilities:

Utility services are provided by Upshur Rural Electric Co-op, Gum Springs Water Supply, and Verizon phones.

Directions:

From Longview, take Hwy 80 east to Hallsville (about 5.5 miles). Turn north (left) onto Hwy 450 for about 3.5 miles. Go right (east) onto Noonday Rd for about 1/2 mile, then left on Walker Mill Rd. Go 1 mile and the gated entrance is on left side of road, with sign at entrance.

*All lots are to be used for single-family residence only (no businesses).
*Houses to have pitched roof of composition shingle.
*Houses to have masonry exterior, with waiver possible only by Developer or Homeowner's Committee.
*Dwelling to be 2,500 square foot minimum.
*Two-vehicle garage or carport required.
*No above-ground swimming pools allowed.
*Driveway at least 10' wide with surface of asphalt or concrete.
*No mobile homes allowed.
*Accessory structures may be up to 1500 square feet.
*Privacy fencing is limited to 6' height and allowed only to rear and sides of dwelling.
*Lot must have grass or other ground cover planted and maintained by regular mowing or care.
*No unregistered vehicles, rubbish or other junk can be stored on the property.
*Vehicles in excess of one ton cannot be parked on any lot or common area within the subdivision.
*Removal of healthy timber from a lot requires approval of Developer.
*No discharging of firearms.
*No noxious or offensive activity permitted.
*Most animals are allowable, but must be confined to Owner's property and must not be a nuisance.
*No For Sale signs permitted on any empty lot.
*Lot owners adjoining the lake have exclusive access to the lake, and are also responsible for maintenance to the dam and spillway.
*All Lots are subject to membership in a Homeowner's Association with annual dues collected.
*All Restrictions are subject to change by the Homeowner's Association.
