West Point Place

WEST POINT PLACE, situated in the natural beauty of East Texas and the Sabine ISD of Liberty City. Sabine ISD has a TEA "Recognized" rated elementary. Please Note: driveways to the lots fronting Hilburn Road will require removal of a portion of the black board fencing. The reconstruction specifications of the fencing (which are required to be followed) are available at our office or via fax, email or regular mail.

Restrictions have been recorded to maintain the integrity of the neighborhood. All sites are restricted to custom site-built homes. Minimum square footage is 2,000 sf of living area. Mobile homes are not permitted.

Phases 1 and 2 Homeowner Association dues are $100 per lot annually and paid in January.

Phases 3 and 4 have a separate Homeowner Association in order to maintain the private road and gate; dues are $198 per lot annually and paid in January.


Taxing entities are: Gregg County, Sabine ISD, Gregg County Road & Bridge, Kilgore Junior College. Please contact Gregg County Appraisal District office at 903-238-8823 for tax rates.


Utility services are available through:
Upshur Rural Electric Co-op (SouthWestern Electric Power Co. has service in the area but not to West Point Place at present)
West Gregg Water Supply
Verizon Communications (no DSL Internet)
Longview-Kilgore Cable for TV and internet
IESI and All-American waste disposal service available

Each homeowner is responsible for installing an individual aerobic septic sytem as approved by Gregg County.

Gregg County Sheriff Department.

From Longview, go West on I-20, take Exit 582 (FM 3053) and turn South (left) on FM 3053 toward Overton, go 0.2 mile and turn West (right) on West Point Road, go 1.5 miles and signs should be visible on West Point Road at Hilburn Road and at Mt. Pisgah Road.

For Phases 3 and 4, turn left on Hilburn Road and left at the "West Point Place" entrance.

* All lots are to be used for single-family residence only (no businesses).
* Houses to have masonry exterior, with waiver possible only by Developer or Homeowner's committee. Dwelling to be 2,000 square foot living area minimum.
* No above-ground swimming pools.
* Two-vehicle garage or carport required.
* Driveway with surface of asphalt or concrete at least 10' wide in Phases 1 and 3 or 12' wide in Phase 2.
* No mobile homes allowed.
* Accessory structures may be up to 1500 square feet in Phase 1 and 1200 square feet in Phases 2 and 3.
* Privacy fencing is limited to 6' height and allowed only to rear and sides of dwelling.
* No unregistered vehicles, rubbish or other junk can be stored on the property.
* Vehicles in excess of one ton cannot be parked on any lot or common area within the subdivision.
* Removal of healthy timber from a lot requires approval of Developer.
* No discharging of firearms.
* No noxious or offensive activity permitted.
* Most animals are allowed, but must be confined to Owner's property and must not be a nuisance. Horses and cattle are allowed only in Phase One.
* All Lots are subject to membership in a Homeowner's Association with dues collected annually.
* Restrictions are subject to change by the Homeowner's Assocation.
