Description:

The property is mostly level to gently sloping. Much of the northeast section is creek-bottom land subject to some flooding; makes great summer grazing. In this section there are scattered large trees and some woods mainly along the creek.
Several creeks meander across both the northeast and southwest sections of the 176 acres.
Southwest section is a pine plantation with many unmaintained trails. The timber represents future income potential, but other uses could include hunting, hiking, 4-wheeling and more.
There is public access to property via long frontage on US 79. Also, per county road map provided by Cherokee County road foreman, Greg Gregory, in December 2018, there appears to be access from FM 2274 via CR 4513 [see site sketch]. In addition, there is a General Notes reference to an "easement" on a previous Survey (dated 12-9-13), but the easement is currently unverified.
NOTE: Interested parties are encouraged to satisfy themselves as to whether the county road and/or easement in fact represents legal access between the property and FM 2274.
Property is currently under a verbal month-to-month grazing lease.
Owner indicates there are no land use restrictions affecting this property.
The tract is not being subdivided and must sell in one piece.

Improvements:

All of the northeast livestock section seems to have good fence all around the perimeter, some cross-fencing and gates.
There is an old dairy barn in the northeast corner, concrete slab, rook seems mostly OK; usable condition for storage, but needs repair.
There are some cattle working chutes near the dairy barn.
There is a culvert crossing on one branch of the creek. A crossing on the other creek branch is washed out.
There is a pole barn/shed approximately 20 x 40 on the far south boundary of the northeast section.
The southwest section is all planted Pine timber; a nice stand estimated at 20 years old.
3 out of 4 sides are fenced.
There is a maze of trails (some need maintenance) in the Pine.
There is an abandoned cemetery about 1 acre in size, fenced, in the Pine section. The headstones are dated from the 1800s to the 1930s. There has been no activity to the site by any family members (per current property Owner).
