Land is level to slightly sloping; most is in FEMA Flood Zone A (see site sketch), defined by FEMA as: "Areas subject to inundation by the 1-percent-annual-chance flood event."
There is a low-lying slough (great for duck hunting) in the middle of the property. The west boundary is over 1300 feet formed by Little Cypress Creek (boating, fishing, hunting).
East half of property is mostly cleared pasture; west half is in native hardwoods, including some very large oak and cypress trees.
Property is under no surface leases at this time.
Also there may be adjoining 3.6 acres with 3/2/2 brick house available to purchase, if desired.

Improvements:

Very good condition woven wire perimeter on east section (owner raises goats); barbed wire perimeter fencing and cross fencing on about half of the property.
