Description:

Witcher Creek forms the north boundary, attracting wildlife. About 40% of the property may lie in the creek’s flood zone, but the south side is higher ground. Tract is fully wooded, except for some trails, small openings, and cleared-right-of-way that crosses E/W. The right-of-way contains an overhead electric power line and seemingly a gas line.
On the far northwest corner, a large electric transmission line crosses the corner of the tract. Trees are a native mix of hardwoods (e.g. white oak, elm, hickory, yaupon, maple) in the lower areas, and hardwoods with some Pine mix on the higher ground. There are some marked gas/oil pipelines on the property. Potential home site on the north part of the tract. Property is under no surface leases at this time. The tract is not being subdivided and must sell in one piece.
Some area is in FEMA Flood Zone A (see site sketch), defined by FEMA as: Areas subject to inundation by the 1-percent-annual-chance flood event.
