A Nice Neighborhood For Mobiles - Hallsville Schools - Excellent Location


SandalWood subdivision is being developed specifically for placement of mobile or manufactured homes. Located less than 10 minutes from Longview or Hallsville---and in the Hallsville School District--- SandalWood provides a premium location for land ownership. Why pay rent when you can own your own land? The land is level to slightly rolling, with many beautiful trees.

All Lots are subject to membership in a Homeowner's Association with annual dues collected. The Association is now managed by the lot owners and not the developer.


Taxing entities are: Harrison County, Hallsville ISD, Harrison County Emergency Services District. Please contact Harrison County Appraisal District office at 903-935-1991 for tax rates.


Utility services are provided by Upshur Rural Electric Co-op, Gum Springs Water Supply and Verizon phones.

From Longview, take Hwy 80 east for about 3 miles. Go past Trinity Industries and turn right onto Lansing Switch Rd. Follow Lansing Switch till you pass over I-20, then immediately turn left onto the Service Road. You are there! To access the new available lots, go about 100 yards and turn right onto Cross Creek Rd. Follow this road through the subdivision. Lot signs should be visible.
Alternate route, from Longview, take Gum Springs Road (FM 968) to east. Go 3 miles and turn left on Lansing Switch Rd. Just before crossing over I-20, turn right onto the Service Road.

From Hallsville, go west on either Highway 80 or Gum Springs Road to Lansing Switch Rd. Follow directions above.


Restrictions apply to maintain a quality environment for the neighborhood.

This is a summary of the Restrictions binding upon SandalWood subdivision.

As a summary, this document includes only selected information-not the full text. Complete text of the recorded Restrictions may be obtained from the Harrison County Clerk's office.

* Dwellings may be single or double wide mobile or manufactured type homes or a house may be moved onto a Lot under certain conditions.
* Mobile home must be 5 years old or newer.
* Mobile home size must be at least 14' x 60'.
* Home must be under skirted completely.
* Roof and siding must both be of non-metal materials.
* A porch or deck of at least 8' x 8' is required on the front entrance.
* A 2-car carport or garage is required.
* All lots are to be used for single-family residence only (no businesses).
* Accessory structures may be up to 1500 square feet.
* Privacy fencing is limited to 6' height and allowed only to rear and sides of dwelling.
* Lot must have grass or other ground cover planted and maintained by regular mowing or care.
* No unregistered vehicles, rubbish or other junk can be stored on the property.
* Vehicles in excess of one ton cannot be parked on any lot or common area within the subdivision.
* Driveway surface must be covered with material such as gravel, limestone, asphalt, concrete.
* Removal of healthy timber from a lot requires approval of Developer.
* No discharging of firearms.
* No noxious or offensive activity permitted.
* Most animals are allowable, but must be confined to Owner's property and must not be a nuisance.
* No For Sale signs permitted on any empty lot.
* All Lots are subject to membership in a Homeowner's Association with annual dues collected.
* All Restrictions are subject to change by the Homeowner's Association.
