EDGEVIEW subdivision is nestled among mixed pine and hardwoods with level to gently sloping, well drained land with generally a sandy loam soil. Semi-wooded, most of the property requires no or very little dirt work in order to prepare a pad for a home-site. Careful attention was given to the lot layout so each one would have an attractive place for a home. While some of the lots are heavily wooded, others area semi-open lots with scattered pines and hardwoods that make for pretty home-sites and shady back yards. Mobile/Manufactured homes are welcome!

It’s easy to go somewhere from here! Longview and Kilgore are just minutes away and I-20, just a couple miles north, puts you on your way to Dallas or Shreveport before your seat warmers can start working. You’ll enjoy country living without giving up the ability to make a quick trip to town for something. The development is in Longview ISD and schools are Longview HS, Foster MS, and Ware ES (Fall '10 the elementary will be Ned Williams ES).

All lots front public roads; however, there are TxDOT guidelines for drive access to FM 2011. Some lots must share drive access. These are lots 19 & 18, 15 & 14, 13 & adjoining land (see plat for placement). Lots 16 & 17 drives must open onto Pleasant Green Cutoff.

Restrictions have been placed on the property and recorded in Gregg County records in order to maintain the integrity of the neighborhood. See summary or complete restrictions below.

Go West on I-20, take Exit 591 (FM 2087/FM 2011), turn left at FM 2087, go 0.1 mile and turn left on FM 2011, go 1.25 mile to property on left. Frontage on both FM 2011 and Pleasant Green Road.
From Kilgore:
Go East on Hwy 349 to intersection with FM 2011, go North on FM 2011 for 1.1 miles to property on right.

Edgeview subdivision

This is a summary of the restrictions binding upon Edgeview subdivision. As a summary this document includes only selected information not the full text. Complete text of the recorded restrictions may be obtained from the Gregg County Clerk or the Developer.

* All lots shall be used for single family residential purposes only
(no commercial businesses).
* Homes must be at least 1100 square feet of heated and cooled
living area.
* Homes may be mobile, manufactured or moved-in and must meet
conditions specified in the Restrictions. Variance may be
possible by Developer.
* No accessory structure shall exceed 1200 square feet.
* Aerobic septic system required - no public sewer system.
* No unregistered vehicles, accessories, parts nor objects used with
cars, boats, trucks, trailers, etc. shall be kept on a lot other
than in an approved accessory structure.
* Vehicles in excess of one and a half ton cannot be parked in the
front of nor the side of any lot within the subdivision.
* No pigs at all; no commercial raising of dogs, sheep, goats,
chickens or other small animals. Domestic animals must be
confined to Owner's property or on a leash and not be a nuisance.
* Lots may not be re-subdivided without prior written consent and
approval by Developer.
* All lots must be maintained in a neat and orderly fashion. All
grass or pastures must be mowed at least by July 1 and by
October 1 annually.
